When addressing the decarbonization of the real estate sector, it is essential to recall that 80% of the city of 2050 already exists, and that the city of tomorrow is, in fact, today’s city. The targets set by the European Union will require nearly 3 trillion euros of investment by 2030 for a stock of 10 trillion euros in tertiary buildings.
Massive actions tailored to each building typology and the characteristics of each city must be initiated right away. With the end of ‘free money’, decarbonizing the existing stock becomes a colossal challenge. Insulation and heating of public buildings, greening facades, smart grids, positive energy buildings: innovations abound. Yet, despite the urgency, many real estate actors seem not to have fully grasped this new reality. The tools are there, but the hardest part remains: mobilizing the entire sector to turn this constraint into a shared societal challenge.

Reversible construction permits for the Olympics, proposed legislation to facilitate the conversion of offices into housing, acceleration territories: the conversion of tertiary buildings has been at the forefront of the news for several months. In the midst of a housing crisis and as land opportunities become scarce, it is partly towards existing buildings that we must turn to find new development opportunities.
At the same time, the health crisis has reshuffled the cards of corporate life, leading to a profound transformation of office spaces, with occupancy rates decreasing over the past two years. However, the conversion of tertiary buildings is, both technically and administratively, a challenging journey. While some transformations are taking place, we need to accelerate such initiatives by providing cities and buildings with the means for better reversibility.
